A local Treasure Valley property resource

Treasure Valley property options

This page is from Creative Home Partners, a DBA of Scarlett Investments, LLC, a private investor that may want to buy 1–4 unit homes in the Treasure Valley. We are not a government agency, nonprofit, attorney, lender, or housing counselor, and this is not a foreclosure-help or loan-modification program. Information here is general. Contacting us is optional and does not pause foreclosure or any legal process. For personal advice, talk with your lender, a licensed attorney, or a HUD-approved housing counselor.

Paths to compare when a Caldwell house payment is in trouble

If a Caldwell or other Canyon County house payment is behind — or you are afraid the next one will be — the useful work is to organize people and papers. This page is general education. It is not housing counseling, legal advice, or a plan to stop a foreclosure.

Commercial interest. See the Creative Home Partners disclosure at the top of this page.

Call the servicer before you rank buyers

The mortgage servicer is usually the company that accepts payments and can describe the loan. Ask who they are, whether they have referred the loan to foreclosure, and what they say remains available. CFPB explains what a servicer is. This site cannot speak for yours. Read talking with your mortgage servicer.

Use a HUD-approved housing counselor for counseling

HUD-approved agencies can discuss loss-mitigation ideas and help you talk with a servicer, often at little or no cost. Find them through the CFPB counselor locator or HUD’s counseling page. Creative Home Partners is not on those lists. No person here is presented as a counselor.

CFPB’s mortgage help page states that there is free foreclosure help, and that anyone who charges in advance or guarantees they can stop a foreclosure is not legitimate. We will not make that guarantee.

Compare staying, if staying is still a real question

Staying in the house, if it is still possible, usually runs through the servicer and qualified counselors or attorneys. This company does not process loan modifications and will not say that you qualify for one.

Compare a voluntary sale as one path among others

Some households sell so they can relocate. A listing and a direct purchase have different timing and net-proceeds tradeoffs. A sale does not automatically stop a foreclosure. Ask the servicer what they require for a payoff or to cancel a scheduled action. See comparing a voluntary sale.

What this site will not do

Use the Homeowner Options and Deadline Organizer if you want a checklist from your answers. No contact information is required. Keep the servicer number in the same session.
