Behind on a Caldwell house payment?

Behind on a Caldwell payment? Organize facts before any buyer talk.

Your servicer and a HUD-approved counselor come first. Creative Home Partners is a potential buyer with a commercial interest — not a housing counselor — and will not promise to stop a foreclosure.

Start with the question in front of you.

Organize official contacts and the papers you already have. This company is a potential buyer, not a housing counselor.

  1. Who services the loan?

The company that accepts payments is usually the first call. This website cannot speak for them.

  2. What papers do I already have?

Copy dates as printed. Do not let a website invent a personal deadline from a statute summary.

  3. What am I comparing?

Staying, if it is available, and a voluntary sale are different conversations. Neither stops a foreclosure by itself.

You may be trying to sort…

Four conversations, none ranked as the answer

Servicer and loss-mitigation questions

Usually prioritizes: Information from the company that services the loan

Common tradeoffs: This site cannot describe or approve any program on your loan

HUD-approved housing counseling

Usually prioritizes: Independent counseling from an approved agency

Common tradeoffs: We are not that agency and do not present a person here as a counselor

A voluntary listing

Usually prioritizes: Broad market exposure if a sale is even appropriate

Common tradeoffs: Time, showings, and no automatic stop to a foreclosure

A disclosed direct-purchase conversation

Usually prioritizes: A possible as-is discussion with a principal buyer

Common tradeoffs: Commercial interest; not counseling; not a promise the process will pause

No path is “best” in general. The useful question is which tradeoffs you can live with.

Homeowner Options and Deadline Organizer

Sort payment status, papers you already have, and people to call. The result is a checklist. It does not create a legal deadline, interpret a notice, or say a foreclosure can be stopped.

How a conversation with Creative Home Partners works

Inbound phone calls are the primary way to talk. The form is secondary. Nothing here obligates you to sell, and no particular outcome is guaranteed.

  1. You describe the property

Who can act, who is in the house, condition, timing, and what you want compared.

  2. We ask clarifying questions

A conversation is for facts we cannot see from a website. It is not a bid, a listing, or advice.

  3. You decide whether to continue

If a direct purchase is worth exploring, we say so. If it is not, you still have the comparison.

We are a potential buyer, not a housing counselor

This page is from Creative Home Partners, a DBA of Scarlett Investments, LLC, a private investor that may want to buy 1–4 unit homes in the Treasure Valley. We are not a government agency, nonprofit, attorney, lender, or housing counselor, and this is not a foreclosure-help or loan-modification program. Information here is general. Contacting us is optional and does not pause foreclosure or any legal process. For personal advice, talk with your lender, a licensed attorney, or a HUD-approved housing counselor.

A conversation about a purchase is optional and does not stop a foreclosure.

If you want to compare a direct sale with other paths, we can discuss the property. There is no charge to talk. We do not promise cash, a closing date, “no fees,” or that we will buy the house. We do not promise to stop, delay, or prevent foreclosure. Keep calling the servicer either way.

Creative Home Partners is a DBA of Scarlett Investments, LLC. We are a Treasure Valley real-estate investor and prospective principal buyer of 1–4 unit homes. We are not acting as your broker or agent. We are not an attorney, lender, government program, nonprofit, or housing counselor, and no professional license is claimed on this site.

FAQ

Can Creative Home Partners stop my foreclosure?

No. We will not promise to stop, delay, or prevent a foreclosure. Only your servicer, a completed payoff, a court, or another legally effective step — none of which this website can perform — can change that status. CFPB warns that anyone who guarantees they can stop a foreclosure is not a legitimate source of help.

Are you a HUD-approved housing counselor?

No. HUD-approved counselors are listed through official HUD and CFPB locators. Creative Home Partners is a potential principal buyer. No person on this site is presented as a counselor.

Should I still call the mortgage servicer if I might sell?

Yes. The servicer is usually the company that can describe the loan, any default notice, and options they say remain available. A buyer conversation does not replace that call.

Will this organizer tell me my Idaho deadline?

No. If a notice you already have prints a date, copy that date and verify it with the servicer and a qualified professional. Idaho’s trust-deed chapter is published by the Legislature. This site does not calculate remaining days and does not create a legal deadline.

Is a sale the same thing as stopping the process?

No. A listing or a direct purchase is a possible path to compare. It does not automatically halt a foreclosure. Ask the servicer what they require for a payoff or a cancellation of a scheduled action.

Do you hold a real-estate license?

No. We are not acting as your agent, attorney, lender, or financial adviser. Information here is general education.
